Resin Driveways In Hornchurch & Upminster
Want a drive that drains through itself and never grows a weed?
Resin bound stone over a properly built permeable base for homes across Hornchurch, Upminster, Emerson Park, Cranham and Elm Park
Resin bound is the finish we get asked about most, and on the wide fronts of Emerson Park and the garden suburb roads north of Upminster station it is usually the right answer. One smooth surface, no joints for moss, a colour that can be picked to match the brick, and rain that goes straight down through it instead of running off to the road. What the brochures leave out is that the resin layer is 15 to 18mm thick. It is a skin. Whether it is still flat in ten years is decided by the 200mm of base under it, and that is the part we spend most of the job on.

Why so many Havering fronts are going resin bound
01
Rain goes through, not onto the pavement
Resin bound is porous by design. Water passes through the stone into the base below, which keeps you inside the 2008 permitted development rules with no application to Havering Council, and keeps your run-off out of Elm Park's drains.
02
No joints, so nothing for weeds to find
There are no gaps between blocks for seed and moss to settle in. A stiff brush and a hose twice a year is the whole maintenance routine, which suits a street where everyone's front is on show.
03
A colour for your brick
The interwar houses here are mostly warm red and brown brick with render above. A silver grey fights with that, a warm grey or buff sits with it. We bring full-size sample boards to the visit.
04
Awkward shapes without cuts
Resin is trowelled, so it follows curves, circles and the odd corners that Emerson Park drives tend to have, with no cut blocks and no visible seams.
05
Kind to feet, prams and bins
Smooth enough for a buggy or a wheelchair, with enough texture in the stone for grip in frost. We add a fine anti-slip aggregate on any slope.
06
Built on a real base, not your old concrete
We lay resin over compacted Type 1 and an open-graded tarmac binder, which is what gives it strength and lets the water out. Laying it over a cracked slab just copies the cracks upward within two winters.

How a resin drive goes in around Hornchurch
Six of these seven steps happen before any resin is mixed. That is the right way round.
-
Site visit and a trial hole
We dig a small hole on the visit to see what is under the existing surface. South of the railway it is often gravel, which drains. North of it, towards Emerson Park and Cranham, it is usually London Clay, which does not. The base spec depends on which.
-
Written quote with the build-up on it
Dig depth, Type 1 thickness, binder course, edge detail, resin depth and the stone blend, each itemised with a fixed total. If the old base has to come out, the quote says so.
-
Dig and base
Everything that is there now is lifted and carted away. We dig to 200mm on clay, lay a geotextile membrane and compact MOT Type 1 in two layers so it cannot settle later.
-
Edging set in concrete
Resin needs a firm edge to be trowelled against. Block, kerb or aluminium trim goes down on a concrete bed and is haunched behind before the binder is laid.
-
Open-graded binder
A porous tarmac binder goes down over the full width and is rolled flat. This is the layer that gives a resin drive its strength and lets the water through it. Firms that skip it are the ones whose drives crack.
-
Mixing and trowelling
Kiln-dried stone and UV-stable resin mixed in a forced-action mixer to the manufacturer's ratio, then hand-trowelled at 15 to 18mm in one continuous pour. We will not lay in rain, onto a damp binder or below 5°C.
-
Curing and the walk-round
Foot traffic after 24 hours, cars after about 72 depending on the temperature. We walk the finished drive with you, hand over the written guarantee and the product data sheet, and take every bit of waste with us.

What our guarantee actually covers on a Hornchurch and Upminster driveway
Most guarantees in this trade cover the surface, because the surface is the easy bit. Ours is written around the structure underneath, which is where a driveway on Havering's London clay either holds or does not. We put the excavation depth, the compacted MOT Type 1 thickness, the concrete haunch behind every edge and the drainage route on the quote, and we guarantee that build. If the surface sinks, spreads or ponds because any of that was not done right, we come back and fix it at our cost.
- Sub-base depth and compaction written on the quote, not left to the day
- Every edge course set on concrete and haunched, so nothing creeps
- Settlement, rutting or lifting caused by our groundwork put right free
- Manufacturer cover on resin, block and porcelain on top of ours

What to ask any resin installer quoting in Havering
Ask what the resin is going on. A resin bound layer is thin and flexible, so it takes all its strength from the base. If a firm offers to lay straight over your existing drive without digging a hole to check what that drive is sitting on, they are selling you a surface that will crack wherever the old one moves. On the London Clay north of Hornchurch that is a question of when, not if. We replace the base on most jobs here and the quote explains why.
Ask which resin. There are two families: UV-stable aliphatic resin, which keeps its colour, and cheaper aromatic resin, which yellows in sunlight and turns a buff drive a muddy mustard inside a couple of summers. The price difference per square metre is small. The difference in how the drive looks in 2031 is not. We use UV-stable resin only and we will show you the data sheet.
Ask about the weather. Resin has to be mixed to an exact ratio and cannot go down in rain, onto a damp base, or in the cold. A firm that turns up in a shower and lays anyway is laying a drive that will fail, and they will be a long way away when it does. We plan around the forecast and we move dates rather than lay into weather.
Resin bound against the other surfaces we lay
Resin is not the right answer for every front in Havering. Where it is not, the table says so.

Blends, borders and the colour question
A resin drive is mostly one colour, so the choice matters more than it does with block. Warmer blends with a bit of brown or gold in them suit the red and brown brick that most of Hornchurch and Upminster is built from. Cooler silvers and charcoals work on rendered and newer houses. A contrasting border, either in a second resin blend or a block soldier course, frames the drive and hides the edge trim.
- Twelve standard stone blends, sample boards brought to the visit
- Borders, paths and steps trowelled in the same pour
- Aluminium, block or kerb edging to suit the house
- Anti-slip aggregate added on slopes as standard
"Around four in five of the resin enquiries we get from Hornchurch and Upminster want it laid over an existing drive, and in most of those the existing drive turns out not to be sound enough to take it."

What a resin driveway costs in Hornchurch and Upminster
Resin bound starts at around £80 per square metre where the existing base is sound enough to overlay and rises to about £120 where we dig out and rebuild from the ground up, which on the clay side of the borough is most jobs. A two-car front of 45 square metres lands between £3,600 and £5,400 all in. The bigger Emerson Park sweeps are priced per metre on the same basis. Things that push the figure up:
- +A base that has to be broken out and rebuilt rather than overlaid
- +New drainage, or a soakaway where the plot has nowhere for water to go
- +Long or curved edges that need extra trim and cutting
- +Steps, paths and borders done in the same pour
- +A dropped kerb application to Havering, which is a separate council fee and build

Can you lay resin over my existing driveway?
Sometimes. If the existing tarmac or concrete is thick, sound and level, with no cracks or movement and no weeds coming through, we can prime it and lay resin bound straight on, which saves the excavation. If it is cracked, sunken or thin, laying resin over it just puts a new skin on an old problem. We dig a trial hole on the visit and the quote is honest about which case you are in.
How long before I can park on it?
Walk on it after about 24 hours, park on it after around 72. In cold weather it takes longer and we tell you exact times on the day. We tape the entrance off so nobody drives on it early.
Will the colour fade?
Not with UV-stable resin, which is all we use. The cheaper aromatic resins yellow noticeably within a couple of summers, and that is where the horror stories come from. Ask any installer to name the product and show you the data sheet.
What is the difference between resin bound and resin bonded?
Everything that matters. Resin bound is stone mixed right through with resin and trowelled as a smooth, porous layer. Resin bonded is a thin coat of resin with loose stone scattered on top. It is not porous, it sheds stone, and it does not meet the permeable surface rules. An unusually cheap resin quote is often a bonded one.
Do I need planning permission for a resin driveway in Havering?
No. Resin bound is a permeable surface, so it meets the 2008 permitted development rules and Havering Council does not need an application for it. The exceptions are listed houses, flats, and the Gidea Park conservation area, where an Article 4 direction means even a permeable front drive needs permission. We check your street before we quote.
Does resin work on the bigger plots in Emerson Park?
It is the finish we lay most there. Long sweeping drives with turning space suit a jointless surface, and the cost per metre is the same whether the drive is 40 square metres or 120. On very large areas gravel on a grid can be a sensible saving, and we will say so if it suits the house.
