Price per square metre, installed, around Hornchurch and Upminster

The low end is a simple rectangle on gravel ground with good access. The high end is a deep dig on clay, awkward shapes, a lot of cutting and a soakaway. A two-car front on a semi is about 45 square metres; the big Emerson Park and north Upminster drives are often 100 or more.

What moves the price

Where the money goes on a Havering driveway

On a block paved front roughly two fifths of the cost is groundwork and base, a third is the surface and the laying, and the rest is edging, drainage, skips and plant. These are the things that change those numbers here.

Which side of the railway you are on

South of the line, around Elm Park, south Upminster and Rainham, the ground is Thames terrace gravel: it drains, soakaways work and the dig can be shallower. North of it, towards Emerson Park, Harold Wood and Cranham, it is London Clay. That means 200mm of dig, a membrane, and often no soakaway, which pushes drainage costs up.

What is there now

Breaking out 150mm of reinforced concrete costs more than lifting crazy paving or stripping turf. The interwar fronts across Hornchurch are often concrete; Emerson Park drives are often old gravel sitting in mud, which means the mud comes out too.

Size and shape

Bigger drives are cheaper per metre because skips, plant and delivery are spread over more area. Curves, circles and a lot of edges add cutting time and trim, which is why a 45 square metre semi front and a 45 square metre circular sweep do not cost the same.

Drainage

Every drive gets a linear channel at the gateway. A soakaway, a new gully or a connection to the surface water drain adds a day of groundwork. On the clay plots a soakaway may not work at all and the alternative has to be designed.

The dropped kerb

Havering charges £261 to apply and quotes separately to build the crossover, which only the council or its approved contractors can do. Classified roads such as Hall Lane, St Marys Lane and Corbets Tey Road need planning permission on top. None of this is in our price because none of it is ours to charge for.

Edging and borders

A concrete kerb edge is cheapest. A single block soldier course is the usual choice. Double borders, contrast inlays and clay pavers add material and cutting.

Levels and walls

A plot that needs a retaining wall, steps or regrading is the single biggest addition on the hilly ground north of Upminster. It is also the item most often missing from a cheap quote.

Access

A tarmac lorry needs to park close. A rear patio with no side gate means everything goes through the house. Both add labour, and both are on the quote rather than the invoice.

Material grade

Clay pavers over concrete block, UV-stable resin over the cheap kind, porcelain over sandstone, granite gravel over flint. The surface you choose moves the price more than anything except the ground.

Seven things every driveway quote should say

Driveway cost questions from Havering

Why is one driveway quote in Hornchurch half the price of another?

Nearly always because of what is underneath. A quote that includes digging to 200mm on clay, a compacted Type 1 base in two layers, edges haunched in concrete and a drainage channel to a soakaway costs more than one that lays new block on 75mm of loose hardcore with the edges on sand. Both look identical on the day they are finished. By the third winter one has sunk at the gate. Ask every quote to state the dig depth, the base thickness and how the edges are held, and compare like with like.

Is the site visit free, and is the quote fixed?

Yes to both. We come out, measure, dig a trial hole and send a written itemised quote within two working days. The total on it is the total you pay. There are no provisional sums that grow once the job starts, and if we find something on the day that genuinely could not have been seen, we stop and agree it with you before carrying on.

How much is the dropped kerb on top?

Havering Council charges a non-refundable £261 application fee, then quotes separately for building the crossover after inspecting the footway. The construction has to be done by the council or its approved contractors, so it is a separate bill from ours. If your house is on one of the borough's classified roads, Hall Lane, St Marys Lane, Corbets Tey Road and Butts Green Road among them, there is a planning application on top of that. We help with all of it but we cannot build the crossover ourselves.

Does a new driveway add value to a house in Havering?

Off-road parking and a tidy front are two of the first things buyers look at, and with on-street parking getting tighter around the stations in Hornchurch, Upminster and Elm Park a proper drive is worth real money to a sale. We would not lay a drive purely as an investment, but it is not money that disappears either.

Can I pay in stages?

Yes. The usual arrangement is a deposit to book the materials and the date, a payment once the base is in, and the balance at the walk-round when you are happy. We do not ask for the full amount up front.

What is the cheapest driveway that is still worth having?

Two-course tarmac with a block border on a proper base, or grid-stabilised gravel on a big plot. Tarmac is the lowest cost per metre of any solid surface and lasts fifteen to twenty years if both courses are laid hot. Gravel is cheaper still over a large area and drains perfectly. Where both lose to block and resin is lifespan and looks; where they win is the invoice.
